Our customer will
come 20 to 25 minutes in every direction of the facility.
Youth games are 40 minutes long and adult 50. Once the drive
to and from becomes longer than their playing time the players
become more difficult to obtain.
1. Proximity to
freeway. When we are within 10 minutes of a freeway off ramp
that increases our 20 to 25 minute perimeter of customers.
This facility is within 5 minutes.
2. Our players
bring friends, relatives, and parents to the games. They frequent
local businesses while the game is going on and we're able
to contribute to the neighborhood economy.
3. This will be
the first time we have ever built a facility from the ground
up, however I feel this will be a strong point as we have
highlighted the best attributes of each of our facilities
in the design of the (your town) facility. The (your town)
site is close to the heart of the soccer community with lots
of extra room. We have pre-leased a portion of this building
for $2,500 per month.
4. The purchase
of the building demonstrates our commitment to the business
and gives us reason to make further improvements since our
future is stable. In previous rental experiences the owners
would change the rents significantly when they found out the
rarity of open span buildings and their importance to us.
5. This building
is built specifically for indoor soccer. I have done price
comparisons and this building is built exactly for cost with
no mark up. The sooner we're able to open the building and
business the more difficult it is for a competitor to try
and take our market.
